SELLING

Getting Ready to Sell

Thinking about putting your property on the market?

One of the first steps is getting your Contract for Sale prepared.

Before your property can be advertised for sale in NSW, a marketing Contract needs to be prepared and available to prospective buyers.

We’ll obtain the required property searches and certificates, prepare your Contract and work with your nominated real estate agent to get everything ready for market. No upfront Professional Fees.

Getting us involved early can help make sure your Contract is ready when your agent is ready to start marketing.

What we'll need from you

Getting your Contract underway is simple. We’ll ask you for some basic information about the property and your sale, including details about your mortgage, real estate agent and anything that may need to be included or disclosed in the Contract.

We’ll also ask about things such as renovations or additions, swimming pools, tenancies, inclusions and exclusions, and any other circumstances that may affect the property or the sale.

Don’t worry if you don’t have all the answers — we’ll let you know what we need and guide you through it.

Your Contract for Sale

Once we have the information we need, we’ll prepare your Contract for Sale and arrange the required searches and documents for your property.

We’ll review the Contract, include any additional conditions that may be required and make sure it is ready to go to your real estate agent so they can get your property on the market.

Once your property is listed, we’ll also deal with Contract enquiries from prospective buyers and their conveyancer or solicitor, including any requests for amendments before contracts are exchanged.

We’ll take care of the legal details while you and your agent focus on getting your property sold.

You've found a buyer

What happens next ?

Once you’ve accepted an offer, your real estate agent will send us the details of the sale and we’ll work with the buyer’s conveyancer or solicitor to get everything ready for exchange.

We’ll discuss any requested changes to the Contract with you, make sure you understand the terms of the sale and obtain your instructions before anything is agreed.

Once everything is in order and both parties are ready to proceed, Contracts can be exchanged and the sale becomes binding (locked in), subject to any cooling-off period or other conditions that may apply.

From there, we’ll guide you through the next steps and start preparing for settlement.

From Exchange to Settlement

Once Contracts have exchanged, we’ll take care of the legal work needed to get your sale through to settlement.

We’ll keep track of important dates, work with your bank to arrange the discharge of any mortgage (if applicable), respond to the buyer’s conveyancer or solicitor and prepare the matter for settlement.

Before settlement, we’ll check the settlement figures and adjustments with you, make sure everything is ready in the online PEXA Settlement Workspace and let you know what you need to do before handing over the property.

On settlement day, we’ll confirm once your sale has settled and let your real estate agent know that the keys can be released to the buyer.

Then it’s time to close one chapter and start the next.

Selling at Auction

If you’re planning to sell your property at auction, it’s important to have your Contract prepared early so it’s ready for your agent and available to prospective buyers.

Before auction day, we may receive Contract review enquiries or requests for changes from interested buyers and their conveyancer or solicitor. We’ll discuss any requests with you and provide your instructions in the lead-up to the auction.

If your property sells at auction, Contracts are generally exchanged immediately and there is no cooling-off period, so having everything ready beforehand is important.

Our Conveyancing Fees

Clear Fees.  No Surprises

We believe in keeping our fees clear and straightforward, so you know what to expect from the beginning.

When you're preparing your property for sale, there are already plenty of expenses. That's why we keep your upfront conveyancing costs to a minimum.

To prepare your Contract, we only ask you to reimburse us for the searches and certificates we need to order for your property. The amount varies depending on the property and the searches required, and we don't add a mark-up — you simply pay what they cost us.

Our professional fees aren't payable upfront. They are paid at settlement from the sale proceeds or if you withdraw your property from the market and they are fixed.
